To compliment this Cranes have looked at ways estate agents can improve their services to clients and have tried to modernise their approach to the selling process. Most observations and comments from clients are with regard to the lack of feed back from the agent and the cost of estate agent fees. With this in mind Cranes will provide a monthly progress report which can be posted or emailed to the client.

High estate agency fees often come as a direct result of the “no sale no fee” culture where the owners of properties that do sell are subsidising the agent for the ones that do not. With this in mind Cranes are offering an alternative. Whilst we are happy to continue on the “no sale no fee” basis for clients who prefer the traditional approach we now also offer from January 2009 an alternative. For a one off fully inclusive marketing fee starting from as low as £799. This fee would be payable at the start of marketing and includes a Home Information Pack (which by law is compulsory for every property sold in the UK). The marketing of your property remains the same with full colour details, prominent window display, press and internet advertising, accompanied viewings and regular feedback. This could save clients on average £2000 on their selling fees. AND REMEMBER CURRENTLY NONE OF OUR SELLING FEES ATTRACT VAT, so the fee that is quoted is the fee you pay.
